When a rental property has problem tenants
A difficult tenancy can wear an owner down — missed rent, damage, or simply months of worry. If you are in that position, here are options owners commonly consider:
Start with communication. A calm, documented conversation sometimes resolves a problem early, especially when it is about timing or a misunderstanding.
Get professional help. An experienced property manager can handle day-to-day contact, and proper guidance matters before any formal step is taken.
Consider selling with tenants in place. Some investors, myself included, buy properties as-is, including rentals with difficult tenancies. For an owner who is done, that can end the worry without first resolving everything alone.
To be clear: I am not giving legal advice here. California's rules on eviction and tenant rights are specific and change, so please consult a California real estate attorney before taking any legal step. Whatever you choose, you do not have to carry a stressful property indefinitely. There are ways forward.
