Repair it, list it, or sell it as-is?
When a house needs major repairs, there is rarely one right answer. There are three honest options to weigh.
1. Repair it, then list it. This can suit an owner who has the time, the funds, and a contractor they trust. Weigh the full cost of the work — not just the first estimate — plus permits, and the months it may take to schedule, complete, and inspect everything.
2. List it as it stands. Some buyers will take on a project, but the pool is smaller, financing can be harder for a house in poor condition, and showings and negotiations can take longer.
3. Sell it as-is. This trades the possibility of a higher price for speed and certainty, and for not carrying the risk of what is found once walls are opened. While you decide, remember the holding costs that continue either way: taxes, insurance, utilities, and upkeep. The right choice depends on your health, your timeline, and what you can realistically take on — not just on the house.
